Director of Preservation and Maintenance

Reports to: Executive Director                                                                                    FLSA: EXEMPT

Position Overview:

As a key member of the leadership team, the Director of Preservation and Maintenance is responsible for developing and implementing a comprehensive preservation and maintenance program for our National Historic Landmark District. Ensure buildings, collections and landscapes are maintained and preserved in accordance with current preservation and museum standards. Develop and implement plans to achieve short- and long-term objectives established by and with the Board of Trustees and Executive Director. Provide strategic guidance and leadership while working alongside the Preservation and Maintenance team members, who are responsible for the overall maintenance and upkeep of the buildings, collections, gardens, and grounds. Accomplishes responsibilities both independently and with the assistance of subordinate staff as well as external professionals and contractors.

Essential Job Functions:

  • Work closely with the Executive Director, and members of the Board of Trustees to update and continue the implementation of a comprehensive Campus Master Plan for the organization.
  • In conjunction with the Executive Director, establish and implement annual workplans and budgets encompassing routine maintenance, small facility modifications and capital projects.
  • Manage capital projects ensuring compliance with budgets and contracts. Solicit and review proposals for capital projects. Advise senior management on acceptance.
  • Provide direct oversight of employee and contractor work related to historical restorations, regular maintenance, and/or emergency repairs. Ensure the completion of repairs and installations, including, but not limited to, prep work and painting, repair, re-glazing, painting and installation of windows and doors; repair or replacement of bulkheads, clapboards, sills, moldings trim or shingles, etc.
  • Ensure all work is conducted in compliance with government preservation restrictions, including the Secretary’s Standards for Treatment of Historic Properties when applicable. Obtain and/or prepare and submit any documentation required by local, state, and/or national preservation restrictions and obtain historic commission approval for modifications to the site.
  • Document all projects and maintenance activities, including work by contractors and consultants
  • Oversee and ensure the safety and security of site, employees and visitors. Act as a primary point of contact for security system providers, and local emergency management personnel. Ensure compliance with government health and safety regulations and standards. Schedule and follow up on fire, safety, and general inspections.
  • In coordination with other team members develop, implement, and update emergency response plans and participate in staff trainings. Perform environmental hazard management/planning and remediation as necessary.
  • Ensure the completion of maintenance responsibilities such as opening, closing, cleaning, set-ups and special events, trash and snow removal, etc. Create and maintain regular schedules of maintenance and upkeep for all buildings and grounds and ensuring appropriate coverage for anticipated visitation levels.
  • Develop, implement, and oversee regular schedules of maintenance and upkeep for all equipment including obsolescence planning.
  • Participate as an active member of the senior management team to facilitate interdepartmental communication. Coordinate at a strategic and tactical level with other departments as needed to accomplish objectives.
  • Develop and deliver regular project management updates to the Executive Director
  • Serve as the primary staff liaison to the board Campus/Preservation/Maintenance Committee and as a member of the Collections Committee

Other

  • Assist in the preparation of grants related to preservation or maintenance-related grant applications by providing specifications, timelines, and budget information.
  • Participate on cross-departmental projects.
  • Serve as backup coverage for maintenance team members when necessary due to planned and unplanned absences.
  • Other related duties as assigned by the Executive Director.

Supervisory Responsibility:

  • Manages performance of subordinate staff and volunteers, including hiring, training, evaluation, coaching, discipline, and professional development, scheduling, and overseeing work.

 

Preparation, Knowledge, Skills, and Abilities:

  • A Bachelor’s Degree in a job-related area or equivalent job-related experience
  • 5+ years related work experience
  • Experience managing complex projects in a historic preservation setting is required with a demonstrated history of completing projects on time and on budget.
  • Working knowledge of the Secretary of the Interior’s Standards for treatment of Historic Properties is expected.
  • Experience overseeing building & grounds facilities and operations is required, with experience in a museum or historic house setting a plus.
  • Preservation carpentry skills desired.
  • Understanding of standards related to the management and stewardship of museum collections.
  • Basic understanding of budget development and management
  • Ability to communicate effectively

 

Working Conditions/Physical Demands:

  • Works inside and outside in every season including during inclement weather, such as heat, rain, cold, and snow.
  • Climbs ladder, scaffolding, and stairs. Kneels, bends, crouches, reaches, and stretches to perform daily tasks.
  • Utilizes power and hand tools such as lawnmowers, snowblowers, shovels, picks, etc.
  • Exposure to chemicals included in commercial cleaning products and paint.
  • Constant use of hearing and sight abilities.
  • Must be comfortable in small spaces.
  • Must be able to lift up to 50lbs.

Pay Range: $55,000-$65,000 based on experience
